Discover Everything you Need to Know About Selling Your Property, in the Answers To These Frequently Asked Questions!
If you're feeling overwhelmed with the idea of selling your house, you probably have loads of questions you'd like the answers to. We put this page together to clarify most of these questions.
If, for some reason, you still have more questions, feel free to reach out to us and we'll be happy to answer your question directly, over the phone.
So sit down, relax, shut off your cell phone for a few minutes and go through these answers. Our goal is to make selling your house a stress-free, positive experience. So here goes:
Are there any hidden fees involved?
No, not at all. In fact, there's nothing "hidden" when you're dealing with us. On the off chance there are fees related to the sale of your property, we'll disclose them, immediately. We don't like surprises like this, and we presume you don't like them, either...
Are you real estate agents?
No, we're not real estate agents, and we don't charge commissions.
We're like the superheroes of buying and selling houses, in that we come in quickly and get the job done - minus the capes, of course
We swoop in and save the day without making you wait months for a sale. In just a matter of hours, we'll present you with a cash offer so shiny, you'll think it's a gift from the Money Fairy!
How do you calculate my offer?
This is the most common question we get. And basically, we put on our thinking caps and dive deep into the world of your home's details. Location, repairs needed, current market conditions in your area... you name it, we consider it!
Then, we put on our detective hats and snoop around recent home sales in your area to make sure our offer is fair.
It's like baking a cake, but with numbers and a dash of real estate flair!
Do you pay fair prices for properties?
Yes, we do. Again, our offer is based on the items we discussed in the last question.
Also, appreciate that we aren't going to pay you full retail value, simply because of our process. Meaning, we have to make money, and so we do buy homes below full retail market value so we can spruce 'em up, update them, rehab them... and then find 'em new, loving owners so we can make a living in the process.
However, in exchange for you not getting full retail value (the value you would get if you sold your home through a real estate agent, to someone else who wants to live in it)... you get all cash in a quick closing... you don't pay closing costs... you don't have to pay real estate commissions... you don't have to show your house to buyers for however long it takes to find one who might be interested... you don't have to then wait for that potential buyer to qualify for financing... you don't have to make ANY repairs or clean up... you don't have to wait for the house to pass seller's inspection... you don't have to wait until insurance is obtained... and you don't have to satisfy any structural requirements and repairs required by the buyers bank. These requirements are typically part of a 4-point inspection of the roof, the electrical system, the plumbing system, and the air conditioning and/or heating system.
In exchange for NOT having to deal with any of these hassles, we assume the risk of ALL these items. And this is why you get paid a fair price, but not full retail value. Sellers we work with are typically thrilled with our fast and easy cash-paying, quick-closing, no-repair-needing transactions.
So, if you're ready to sell your house quickly and easily, give us a call.
And please keep in mind, you'll NEVER have to deal with any kind of pressure or "sales junk" when you're working with us. If this is a fit for you, great... if it's not, that's OK too. I absolutely can't stand pushy sales people - you'll be treated with respect, dignity and a sense of understanding about your situation.
No hard feelings ever - just good vibes
How are you different from real estate agents?
Well, in general... most real estate agents are all about listing properties and then waiting till someone wants to see the home. Once enough people have seen the property, hopefully one of them will want to buy it. Then you have to hope the other agent knows what they're doing and hopefully the prospective buyer will be able to qualify for financing, and so on and so on...
If you notice, there's a lot of "hope" in this type of transaction. And while hope is a great strategy to use when you're rooting for your favorite sports team to win the game... hope is a terrible business strategy to rely on when it comes to selling your home.
Plus, this process generally takes anywhere from 3 to 12 months, depending on your property (that you have to pay to support and for upkeep during this entire time)... And yes, you can "hope" it takes less time...
And then, at the end... the realtor takes a 4-6% commission from your sale price, and you also have to pay closing costs and all the other items we discussed in the answers to the last question above.
Agents are great for those with time and patience, but we are home investors and we need to move quickly!
We don't list houses - we buy them and pay you cash. And we do this fairly quickly - sometimes in 30 days, sometimes in a week to 10 days.
In fact, you can expect a decision to buy your house within days, or sometimes even the same day!
Our mission is to help you buy buying, fixing up, and finding a loving new owner for your home, in a market that's generally unpredictable and full of surprises.
Do I have any obligation to work with you once I submit my information?
No, not at all. Submitting your information is like raising your hand and saying, "Hey I might be interested - can we talk about this?" And that's it, period.
Once you share your property's details, we'll take a look and start doing some preliminary investigation... and then... more than likely, give you a call the same day, or the next day, latest.
Then, we'll put together an all-cash offer that's fair and square.
And here's the best part: it's all up to you what happens next. Again, you'll never have to deal with any kind of pressure when you're working with us.
Sell to us or not, it's all good. We're all about you doing what's best for you, and we wish you the best, no matter what.
When do I get my money?
Great question. What happens is, the licensed and insured title company pays you once the deal is closed.
They'll be your trusty sidekick throughout the whole process.
When closing time rolls around, they'll check in with you on how you'd like to get paid – old school check or high-speed wire transfer. Whichever you prefer, it's your call!
Just know that on closing day, your money will be coming your way, no hassles at all.
What does the process look like?
Selling your property to us, and working with us, in general... is easy.
First, you'll submit your property info for a cash offer.
We'll chat with you about your home's condition and your particular situation, and put together an offer.
Once you give us the green light, the title company takes the stage and walks you through the rest.
Closing day comes, you sign on the dotted line, and get paid (again, either old school check or wire deposit). We're all about keeping it simple and stress-free, like a beach vacation for your home-selling experience, especially compared to the normal conventional route - which feel more like a tooth extraction, sometimes.
And of course, if you have questions, we're here to guide you all the way through.
